I’ve been asked to research a link community for our clients. We have over 10k real estate agent websites on the web. As you all know this industry is VERY competitive.

We can see some of our client’s competitor sites include reciprocal link program, offer directories off their sites to a USA map and all state links lead to realtors whom they refer to. I can offer examples if need be.

    My questions are:
    1. What is the best way to begin taking advantage of our 10k plus real estate agent websites online? They are equally spread all over the US.
    2. If we create the linking/community/directories for them, could this run into Google’s Sandbox issues?
    3. If our sites are all hosted on only a couple servers under the same IP’s can this even help our clients or hurt them?
    4. I know the SE’s have been hurting sites for creating quick and massive links campaigns.
    5. In the end I know our clients just want more exposure, hopes of referrals and increase SE rankings, but taking the advise of our sales people to do this and only because they see our competition doing it without truly knowing the ramifications…

Thanks for any feedback you can offer.
